Property Inspect is leading the change to support adherence to the NSPIRE inspection standard. This article provides an overview of the full range of NSPIRE inspection types available within the platform, organised by category.
Which inspection type should I use?
Use the table below to identify the right inspection type for your situation.
If you need to… | Use this inspection type | Notes |
Conduct a full official HUD inspection across all three areas | NSPIRE outside + inside + unit inspections | All three must be completed together to generate an NSPIRE score with pass/fail |
Conduct a combined single-report inspection covering all areas | NSPIRE-V | All areas in one report; suited to NSPIRE-V use cases |
Prepare a property before an official HUD inspection (unit focus) | NSPIRE unit pre-inspection (Lite) | Reordered by severity — life-threatening items first. Best for readiness reviews |
Prepare a property before an official HUD inspection (all areas) | NSPIRE pre-inspection readiness report | Condensed version of the NSPIRE report. |
Streamline the inspection by only surfacing relevant standards | NSPIRE dynamic checklists | Standards shown based on answers given. |
Official HUD reports
These are the official NSPIRE inspection reports designed to meet HUD requirements. A complete NSPIRE inspection consists of three inspectable areas - outside, inside, and a sample of units - completed in conjunction with one another. Once all reports have been finalised, an NSPIRE score is generated that includes:
Unit threshold of performance
NSPIRE inspection score
Property grade
Pass or fail
NSPIRE outside inspection
Official NSPIRE report for the outside inspectable area. Designed to be completed in conjunction with the inside inspection and a sample of unit inspections as per HUD requirements.
NSPIRE inside / communal inspection
Official NSPIRE report for the inside and communal areas. Designed to be completed alongside the outside inspection and a sample of unit inspections.
NSPIRE unit inspection
One or more unit inspections to be completed in conjunction with the NSPIRE outside and inside inspections as part of the required unit sample.
NSPIRE-V
A combined NSPIRE inspection covering all areas in a single report, suited to NSPIRE-V use cases.
Lite / Readiness Inspections
These inspection types are designed for pre-inspection readiness and self-assessment, helping properties identify potential issues before an official HUD inspection takes place.
NSPIRE Unit Pre-Inspection (Lite) — recommended
A full NSPIRE unit inspection reordered - no longer alphabetical - with a strong focus on criteria most likely to cause a failed inspection.
Each section is structured with life-threatening and severe items first, followed by any remaining NSPIRE criteria. Designed to prioritise the most critical findings during a readiness review.
NSPIRE Pre-Inspection Readiness Report (all areas)
A condensed version of the NSPIRE report, also referred to as the HOPWA / PH pen-and-paper report. No pass/fail is generated.
Dynamic checklists
The NSPIRE dynamic checklists include a pre-inspection checklists that surface relevant NSPIRE standards based on answers provided during the inspection. Rather than presenting all standards upfront, the checklist adapts to show only those applicable to the responses given, reducing unnecessary items for the inspector.
Live and Available: NSPIRE Unit (checklist)
Dynamic checklist specific to the unit area. Surfaces applicable NSPIRE standards based on answers provided during completion.
